We love pets! Units are pet-friendly with a monthly pet fee and a refundable pet deposit. Cats and small dogs are welcome. Ask us about breed or weight restrictions when you schedule your showing.

The application fee is $45 per adult applicant, paid directly to TurboTenant. This covers a full background check including credit history, collections, criminal records, and employment verification. We review every application personally.

Most applicants complete the TurboTenant online application in about 11 minutes. Once submitted, we typically review within 1–2 business days.

We review your credit report, any collection accounts, criminal history, and employment or income verification. We look at the full picture — not just a score. We are fair and transparent in our decision-making.

Once approved, your lease is completed online — no need to come in and sign paper documents. We will set a move-in date together and walk you through everything before you get the door code to the unit.

We require renter's insurance for all units. It is typically very affordable — often under $20/month — and protects your belongings. You will be required to upload proof of insurance to the tenant portal.

Current tenants submit maintenance requests through the online tenant portal, accessible from the "Current Tenants" link at the top of our site or through the TurboTenant app directly. We respond promptly and handle repairs seriously.

Laundry is available on-site in a shared laundry room in the basement. This building has 2 sets and machine for tenants to use and it $2 for a wash and free dry. Coins and a mobile can be used to start the washer.

We are very conveniently located for students and staff at all three campuses. UNMC and Creighton University are just minutes away, and the University of Nebraska Omaha is a short drive. Aksarben, Blackstone, and Downtown Omaha are also nearby.
